There are quite a few movers and shakers here in Fresno - Jason Pritchard is just being modest - he is making things happen here in the valley and there are a few others here in Fresno that I have met that are doing really well also -  if you plan on wholesaling then start working on your buyers list so you have someone to present your deals to when you come across them.

Cuyahoga Valley is a nice area to raise a family :-)

I was looking actually in the 29 palms or joshua tree, yucca valley area.

I'm a new note investor wanna-be in Eagle River, Alaska and have searched the internet far and wide to find honest info about this area of investing.

With today's market in Utah Valley it seems like properties do not last more than a couple of days and are selling for more than you'd expect given the lack of cash flow coming from the property (when doing low-money-down).

I have never been east of the Mississippi River so I don't know if I can help you or not.  

You have (generally) safe neighborhoods, good proximity to NYC, fair/improving schools, good cash flow and, at least in the past several years, fantastic property appreciation (excluding the already incredibly pricey areas on the Hudson River).
