But, the underlying HUD and FNMA underwriting guidelines are going to be the same with every FHA or conventional loan, so you should care about those more than you care about the overlays.Go read the HUD and FNMA underwriting guidelines yourself (perhaps even talk to an underwriter or two) and decide for yourself if you'd like to listen to Aaron or the rest of us.

As for California, you're right that we have had some Republican governors, but, one Republican with the rest being Dems controlling the state doesn't help.

I am using an addendum which restricts my loss to my EMD in the event of non performance.Making 1 offer at a time with a short review/ratification period allows me to make several offers in a short period of time, without running the risk of spending a lot of money on EMDs and inspections.

This is typically kind of a slow period for me anyway so I guess that fits but its been so good for the last year that its painful not seeing any really great deals out there.Hopefully, december and january will return to norm and I'll be able to pick up another 3 houses next year as well.
