At some point in the near future I will sell everything (small to medium properties in the $300K - $7M) and do a 1031 exchange (so I don't get slammed with taxes) into a handful of large income producing properties...hire a management company and call it a day.

I've read the reports that talk about the permits pulled recently and overbuilding of multifamily, but I can't find whether those are big complexes or smaller. 4 units and less would qualify for residential financing, but is there a reason that I can't find anyone else building these?

I started doing that on my properties years ago when I had an incident when a mortgage company did not pay my property taxes, even though I was paying through escrow, and I had to make the payment myself and fight to get it back to me later to avoid a tax lien on a property.
