It takes the same amount of time, energy and effort to buy 20 units as it does to buy 120 or even 220. 

I know you probably think you're clever by managing on your own and avoiding the 10% charge to a property manager but this tenant is probably going to cost you much more end that's before you account for the time, energy, and stress resulting from her.

I'm analyzing properties as they come up but without occupancy data from a reliable source (aka, an actual investor, not airDNA) I'm lacking confidence in my projections.

Trying to figure out the “real” cost of installing a new central AC unit and replace existing old furnace.This is in San Jose, CAHome is 1600 sq ft - 2 story Got quotes that range from 8.5k to 15kI guess the need is a 3.5 ton compressor and a 2 stage energy efficient furnace.

While putting an actual number to that question is quite difficult, I do know that owning it and being in another country (regardless of good management or not) is going to take some energy and effort.Best of luck in the decision!

Unless the loan officer is a hack I would highly recommend staying loyal to the person who has lent his time and energy. 

I stated in a previous duplicate post that it's a house hack & I'm confident in my decision regarding the cash flow from the AirBnB market and have acquired enough data to know it's reliable.
