I could see the story of virtual staging or not also be dependent on asset class, price point, and market norms as well. 

Since there is a lack of regulation, many lenders may change the final settlement statement once all is said and done, which can result in a higher rate, more fees, and/or a reduced LTV.

An agent would lose a couple grand servicing the property at that rate.

They are not too far off from a 30 year fixed mortgage, sometimes even the same rate. 

Depending how much you earn you can step up those savings by getting a side-hustle.

I'm in the position to apply(depending on lender DTI requirement) for conventional financing through the builder at <6% interest rate in this current market.
