Have an agent set up MLS searches for you or do it on a site like realtor.com Set up alerts for a broad price range and area and start looking at the new listings daily.

@Felton Johnson we also need the tax accessed value so we can calculate the EXACT taxes - a range of "$800-$900" seems too vague.$800 in annual taxes would be a $80k accessed property if it was recently owner occupied and you used 1% or $40k if it was a rental and you are correctly using 2% to figure the annual taxes for a non-owner occupied rate.

I've got to get better at taking notes too.Average Single Family in Edmonton climbed to $435,430 CADIt's very difficult to cash flow anything unless you have a mid range house below 400 and it has a basement suite.

So then you can search for things like properties within this price range inside a city with crime rates in 2013 less than a certain number, weather wise less than so many inches of rainfall, and within one mile of where sea turtles nested.
