Hello BiggerPockets, I recently got the opportunity to purchase an off market property in Las Vegas about 15 minutes west of the strip.

I purchase but and holds so I can usually get you paid more than flippers. 

I noticed that robinhood reports much higher numbers than actual purchases to the IRS.

I thought that loan was based solely on the property that you're purchasing. 

Purchase price: $635,000 Cash invested: $200,000 Built in 1880 as a single-family address, this rare three-story grand brownstone designed by Ogden and Wright was purchased by myself and investors for conversion to a boutique hotel.

The house they are renting is probably 100 years old and I purchased it for $10k.

Recently several of my investor clients have leveraged equity in their primary or investment properties as down payments for purchase acquisitions by obtaining a HELOC or fixed rate second mortgage. 

My CPA is saying I have to pro rate those expenses for the number of nights that it was actually rented out, but I can't find anything online that confirms that.

My current primary was purchased in 2018 with a conventional loan.
