Hello, I'm looking to purchase small to medium sized self storage facilities in the Denver area, and would love to meet up with anyone in the area who has either already done this or who is seriously interested in doing the same thing.

My purchase price was over 20 years ago, I do not remember closing costs, have refinanced twice at least and I have been renting it for almost as long. 

I used Investors Title as the Qualified Intermediary for my 1031 exchange when I moved to Raleigh  (sold property in New Orleans and purchased here).

Purchase price: $326,000 Cash invested: $80,000 3 bd/ 3 bath townhome, completely remodeled in 2021.

What state are you planning to purchase this duplex in?

I am always confused on how GC credits no more than 2% of his portfolio to outside investors, but then raises money to purchase 100% of his deals?

Using credit cards to fund a property purchase is a recipe for disaster.  

Hi BiggerPockets community, I am considering purchasing a STR and being an active participant for the opportunity to deduct the STR losses (notably deprecation) against my W2 job.

I completely get why condo associations need to levy special assessments and increase monthly fees, and specifically in this case to comply with the recently passed laws in Florida.My objection is to buying these FL condos as possible rental properties.Buying condos for investment is already a risky proposition.

You could probably live for free, build equity, and save more for your next purchase!
