We agreed upon the profits from the Airbnb's being for the property bills and debts that have accrued while working together, i.e credit cards and other loans pulled while those specific properties were being renovated.

In our experience, the #1 mistake landlords make when selecting a Property Management Company (PMC) is ASSUMING instead of CONFIRMING.

Because of this - I don't believe there are many huge players that are truly running their properties as businesses. 

I know I want to buy more properties in the next couple years but for my first one, how can I setup an LLC for the best asset protection?

I have a property won at auction that is in the redemption period... it seems insurance companies will not insure it since I am not on the deed.

I'm looking to sell a 3/1 property with a walkout basement apartment (1/1) in a top location right next to the University. 

Example a few weeks ago: got a "customized' postcard saying something like "Dear Andrew, we noticed you recently bought a property on 3455 Main Street - we have access to many properties just like this one, all over town.  

Wholesaling is when you assign a contract and never take ownership, or if you double close the end buyers funds are still what purchase the property for that brief moment when you close on it and then they close on it. 

Depending on where the property is at your neighbors may illegally dump in it.
