Nowadays, I would imagine the stringent lender pay down requirements for the complex owner mentioned above and the fact that individual loans are now actually underwritten properly, would just plain make this strategy unattractive altogether.

While this was something the tenant could "fix" by turning the system off for a couple hours, it is not a properly working system that they should expect to be paying rent for IMO.
