Maybe you get burned a couple of times before finding the contractor you're going to work with.

I was a stress monkey and in retrospect annoyed the hell out of the promoter that exposed me to that deal.It was also a terrific learning experience, and we built a really cool 3/2 that is now about 5 years old. 

No selling, no promoting, just sharing what you do, asking questions, and lot's of free advice.  

Oh, and by the way @Bob Cash , this is not the right forum to promote your investments, you should upgrade to PRO and then place your ads in the Marketplace. 

I have a high skill level regarding promotion strategies and my wife has high ability levels in analysis and management functions. 

I mean, trailers burn easily: If a couple folks die in a fire, their descendants are going to come after you with both guns blazing!
