Though on airbnb plenty of places are renting out 1-2 days minimum.

One of the reasons I invest in NEPA is that I have found the area has plenty of small multi family properties available for sale.I don't know your current living situation but house hacking is a great way to start real estate investing.   

I know this post is centralized around out of state investing but with $70k you have plenty of options here in MA or other parts of New England.

There is plenty of runway left for investors especially around the median price point for the market.  

Let's agree to disagree on the likely hood of narco or government interference on foreign investment, but that aside there are plenty of other risks to be assessed and mitigated ... other than the methods mentioned above, I just don't see how to reliably from afar ...

That being said, there are plenty of investors out there with deep pockets but little time who are eager to partner on deals.  

Really diversified economy and plenty of jobs.

Plenty of small trailer manufacturers will build to your specs.

not necessarily by agents, their are plenty of agents that will waste their time with a buyer that doesnt have the money figured out, but i will tell you those are not the agents you want to work with.
