However, you could use the smart deadbolt to keep the property locked when there are no guests, unlock it when the guest arrives and then have a physical key in the property that the guests use for their stay.

I don't see a reason investors would exchange a primary but I bet there's a fun strategy to do so. 

I also  find that many of my tenants still like to have a physical place to pay rent.

I'd bet you that almost none of the experienced investors on here took any courses or read any books at all.Repeat after me - this is not that hard...... :-)

They owe you money.Now, on reality island, they aren't going to pay you this, but I bet they move really fast to get their things out, and return your keys to you. 

If you don’t have money, you need something else of value - I bet you have time or can make time.  

Your best bet is to find comparable rentals and submit them to HUD in the hopes that they may increase their offer.
