If you can find someone with experience that brings that amount to the table and then you do a small loan for the remainder of what you need, then I think it's more than reasonable.

Hello, I'm looking for bookkeeping software that works with my real estate business and can work with my personal rental properties.

I do have an agent that is helping me on the side to find deal but for a person like me; completely fresh of boat, I have no idea what to look for and extremely nervous to pull that trigger. 

That said, that isn't the kind of action I'm personally cool taking part in or giving advice to others to do.
