Also we need to estimate the work to finish items that weren't performed in the inspection agreement by the seller so we can ask them to remove that from the sell price.Any references to people who are timely and will be able to quickly respond would be appreciated!

That being said for the size of house your talking about it seems high.As a contractor, when i see stucco that has enough damage that needs sand blasted off i would suspect additional problems.

One of the ways is to get a deposit with the lease agreement, and a document signed that says if the tenant doesn't perform, that deposit is your liquidated damages.

With Dodd-frank I would think would be very regulated and restricted but then again I see note investors buying performing and non performing notes and modifying themIs there a difference between creating a note and modifying an existing, especially when you are not the current owner and selling / transferring the property ?

If you currently have a forced air furnace in the duplex, an a/c unit may not be too expensive, and probably won't require any additional duct work, assuming the furnace is relatively new and a compatible a/c unit is available.
