It really depends on the market, but here in MI Industrial CRE is at a peak. 

Not planning on seeking licensing there as by the time I were up to speed, I'd probably be moving again.

It’s been mentioned a few times on the BP podcast that we are in a peak, and I would agree with that, just seeing what single family home prices have done in my neighborhood.As someone who is brand new, I don’t have a good feel for what prices I should except for duplex properties, and how much I might expect them to appreciate if I take the BRRR approach.

Would getting a license help me speed up the process since I can represent myself and go view properties and pull up comps and stuff without waiting for someone else to do it?

Assuming you have (1) and (2), why would you want to risk investing in the stock market when it is at its historic peak?

Especially if you are out-of-state and don't have a full team of professionals on speed-dial.
