Can anybody offer insight for which things to be mindful of as part of our due diligence before purchase?

Since you only have to find one property then be picky and low ball all offers, there is not nearly as much buyers out there

There are a couple of ways around due on sale which require training, (not LandTrusts by the way) but I have not seen anyone offer those on Bigger Pockets.

There’s lots of free stuff on YouTube as well you just need to do a search.

Today I was approached by someone who is offering me around $1800-1900/month to rent the property from me to run a short term / medium term rental out of it, primarily for traveling nurses or other business people.

It's been under contract a couple times and offers withdrawn.  

Title companies often have a business development person that goes after real estate investors, offering foreclosure lists as an incentive.
