If you have a splurge problem I would say don’t do it, but the occasional splurge makes other sacrifices more manageable.

If they make 2,000 per hour and spend 10 hours per month with someone that is 20k a month or 240k a year of lost income with time.Now are there people I ask the occasional question to that I highly respect?

If you do some homework, you can occasionally score big.

Occasionally I get tossed a higher end project that is developer led, and they'll let me really get photo real with the textures and lighting, and it's quite fun to do.I used the software to get an idea of what our current flip is going to look like, but at the end of the day; unless you have time/need to use it, it's probably not worth it.

It’s better pretty good other than the occasional turnover.

She moved in boyfriend (unannounced to landlord and thus putting them over the occupancy limit) and boyfriend has non-custodial children stay occasionally. 

That being said, I shifted to rentals with an occasional flip from time to time for some cash infusion. 

Most people aren't as concerned with clothes, furniture, dishes, etc... but they may know that they can pursue for losses, so it's better off to be protected from the onset.
