I have numerous  rentals  in low income places and make a ton of money but I am also an expert at evictions. ( I do my own evictions)  Get online and read everything you can about evictions in that state  I am betting that you will have to send a certified letter to start the process.

You have to know what comes next, you have to know codes, you have to know people, you have to know suppliers ( I know some people just go to home depot and buy their stuff) but as you grow you realize that that is not the place to be!

I have never understood why some people look down on low price points.They defiantly come with some things to consider and I would say they are a little more hassle, but there is money to be made.Money can br made but lower price points have numerous challenges. 1.

As for finish work I know exactly what I will be using and shop that myself, hiring people to do installation (tile, flooring, plumbing fixtures, lights, etc) Southern California is such a large area, with subs and suppliers spread out over miles; and having an easy way to bid our stuff makes it more convenient for everyone.

Now for some bad news, as pointed out to several other investors on other BP threads who wish to be creative with their financing, having two primary residences is mortgage fraud, and after that industry had their little meltdown, that act has been frowned upon immensely and successfully prosecuted numerous times.
