@Aaron Montague The nice feature of an equitable title in this deal is that I won't have to buy (and thus close) the property from the seller which cuts out a significant amount of time.

I've read numerous ways to start investing in real estate and honestly most of them sound promising.

I'd suggest using the search feature as they're is a wealth of knowledge here with several threads very similar to yours.

Also the search feature in the upper right hand corner is your friend.

I have heard numerous complains about Equity Trust so I would not recommend them.
