In my area (Buffalo, NY) , ive noticed properties aren't selling as fast and most arent getting multiple offers like they were during the summer/spring months.

Had a guy ask on the tour if it would be ok to break the lease with 30 days notice! 

What did you notice about engagement after you started doing this – did it drive more traffic? 

I personally want a proven track record before I'll start giving someone leeway.I would give him written notice with 60 days to pay off the loan in full.

I also noticed many out of town investors buying land in this part of Kensington as well.

This fixed it flat out. 2ndly I prepare a 3 day notice in advance so on the 6th I deliver it via a photo in a text and then to their door.

Or it can be with a "notice of assignment" as part of the closing. 

We noticed a big difference in interest after posting professional pictures.

I'm in the final stages of selecting a Property Manager and they have several "Performance Guarantee" that they sent me in a pamphlet (things like "We only get paid when a tenant pays", "If the tenant we place in the property gets evicted within the first 12 months, we will refund the leasing fee", and "If you are not happy with our service, you can cancel anytime with a 60-day notice"). 

@Sixto Moralez  It's not clear to me from your post where exactly the water was leaking, but are you saying the tenants noticed the water leaking in a place that was causing damage yet they failed to notify you for an entire week?
