I feel like I have a few options and none of them are necessarily wrong, just don't know which to start, and I feel if I try starting multiple different routes at once, may lead to failure.Flipping is what I believe to be the best place for me to start, build up some capital so I can aggressively go into rentals once I do.

So basically I'm putting 12.5% overall.I'm planning to move there for multiple reasons, first I'll get 5% down payment perk. 2nd I'll do very minimal renovation on the apartment I'm living so I can't rent it for more once I leave.

So, now you are up $0.75 overall.I understand of course there is the principal of the power of leverage, paying back with future money/rent, and being able to scale multiple properties that are amortizing/appreciating, etc.Otherwise, fundamentally my thought process makes sense, right?
