Then eventually move up where you hold your license for better splits or go out on your own.Once you have solid foundation then start investing more.You did good saving up some money but if you buy the wrong investment could sink you for awhile.Example if I put 1 million dollars into a property that gives me 6% I make 60k a year.

:1) First, buy the land and a mobile home within 60 days of each other and have the mobile home moved there, keeping the hitch and axle and wheels in place 2) Second, get a perimeter wall or concrete pillar every 8 feet built under the frame of the mobile home.

An A+ credit file will have those 5 accounts open for 24 months...I say that because you won't necessarily be able to open account this week and then check back in a month... open the accounts get you started what helps your credit is managing those accounts successfully overtime.There are a few ways to speed up the process and give yourself an established history in a couple weeks instead of a couple of years... it won't work for everyone but it will help in certain circumstances.Reporting Rent To Credit: This can be done in a lot of different ways.

I'd also talk to the current owner, so if they want, they can let the tenants in that unit know.Hopefully you are getting their deposits transferred to you (it is the tenants' money and you will have to pay it back in full when they go because you don't know the condition of the unit when they moved in).

Both are older homes, the 3/3 was renovated in the 80s.2/1 home is prime candidate for a tandem house out back or teardown and convert to Rowhome zoning, (properties were recently rezoned just across the alley tandem homes, ADU already zoned ok) 3/3 is newer, on a double lot, but my thinking is that I could hold these for a while, go through the rezoning process and sell both if/when the neighborhood continues to get hot enough for more density building, possibly work with a contractor friend of mine to get going in this direction, or try to do construction of tandem home behind 2/2 and then adu behind 3/3 home.Are there any resources for spreadsheets or analysis specifically in this realm/that I could show my financiers to calculate the projections on this?
