From what it looks like Yardi is the name of the company and they offer different packages.

Are you willing to start in less popular markets before competing with experienced companies using the big markets?

Thanks RalfRalf -I'm afraid you haven't given enough information here for me to completely and professionally answer your question.It depends on how the "company" is set up.If it's a sole proprietorship, then you would be technically lending funds to yourself.

Will they respect their obligations when they move out or will they stick you with a large bill for unpaid water bills, damages beyond the deposit and extraordinary cleanup expenses?  

As for the DSCR lender, if the numbers moved a bit on you, my guess is either the appraisal came in a bit lower which hindered either a DSCR minimum or a minimum loan amount? 

I have never purchased a home before but in the town I would potentially move to renting makes little sense do to the cost of housing prices.

This approach allowed us to move quickly and efficiently, ensuring the project stayed on track.
