Same as @John Underwood, @Diaz Principe Nicolas.I would love to get more off season bookings but there ins't much call for a iced in lake house with a foot of snow on the ground and the lake being frozen over.It is fun to see how many turkeys end up on the deck and to watch if wolves use the frozen lake to move around.

For a 1031 to qualify for the tax deferral the same taxpayer needs to be on title for relinquished property and replacement property.

I'd highly recommend an investor friendly agent if you plan to look outside of the areas you are most familiar with (assuming Miami). 

Most investors follow the 70% rule of thumb (ARV x 70% - Rehab cost = offer price). 

Another potential issue would be meeting the minimum loan amount, most lenders require $100k+ but there are a few that'll go down to $75k.
