it's my pleasure to be the first to welcome you the site :)I joined last year with no properties in the States and now have two,with more in the pipeline.I was guilty of no getting fully involved in the community at first which was a mistake.  

To me it was also a success this week to delve deeper into my taxes, admit I didn't know what I was doing, and get a CPA to amend my mistakes.  

There's a lot of learning involved, and you're going to make mistakes.

Big mistake in my mind.Not saying that you should lie to anyone... of course not.However, you need to keep your options open.

I certainly understand that there are many people succeeding without the coaching; however, my thoughts are that coaching may speed up one's success and reduce costly mistakes.

I decided to call and ask about the mistake and they said they can only refund $5 dollars. 

Since this is a buy and hold, I'm trying to hedge by keeping my initial cash outlay as small as I can, allowing for rookie mistakes, etc.

I made the mistake on my first attempt at a deal to get it under contract and then worry about the funding.
