I'm not sure that's the way I want to go as I'd hate to miss out on the long-term appreciation but wondering if the short-term upside/higher ROI is worth it.  

Closing on a property thursday and I called the property appraisers and millage rate is 25. 900,000(purchase price)x25 divided by 1000 = high taxes. I should have looked into it earlier but this cuts into my expenses ...

I'm not sure.For anyone who is affected by it and has a non-paying tenant, you should know about this looming deadline:California landlords have until Wednesday, Sept. 30, to provide an informational notice to certain tenants who’ve missed rental payments during the COVID-19 pandemic. 

Lots of details missing such as are you married, kids, debts, savings, renter or homeowner, house-hacking, etc. but ideally just save 6 months living expenses and go full-time agent and forget the 9-5. 

Anything else I'm missing?

In doing some we missed some items that we had to go back and redo costing us a little bit of time.
