She washes all sheets and towels and makes beds.We have 5 beds in our 2 story 3 bed, 2 bath, 1700 st lake house.She also takes all the trash as we don't have trash pickup.Have had numerous people say how clean the house is.I just text her when I need house cleaned.If you pay a service you minimize your risk while paying for all the overhead.I got lucky finding a responsible person who does a great job for a great price.

I would than apply some creative financing trial offers; subject to, delayed settlement, hybrid offers, partnering with sellers, front porch clauses (this is where the seller pays you money to use as down payments), vertical break up - this is where you offer to buy the building and lease the land (this is a  seller financing techniques)  to mention a few.When I started to solve problems and help others, the universal law of reciprocity would kick in and I started to put together transactions that helped the sellers and me as well.

But when I tally it all up between monthly fees, renewals, and marketing/placement fees it's still quite a big nut to cover.What are your thoughts and also, what kind of rates/fees would you consider "good" for something of this size that has 100% occupancy and minimal deferred maintenance?
