Hello BP Community,I was curious if anyone cared to have a discussion on what the top 10-12 emerging markets in the Southeast for real estate acquisition of stabilized assets would be. 

@Peter Mikhjian Before you get excited do the comps in the area (<1 square mile) support the $4400 per month rent?

Commercial brokers especially can spot the tire kickers from a mile away.

I received very good comps .25 miles from my property of interest but it’s a different zip code.

This home is co-owned by my sister who's 2000 miles away and has little interest in it other than receiving 1/2 the rent each month. 

Most people might miss this little nugget, but it is a quick way to determine the lack of demand and where lot rent should be in the marketNext, call the parks within 5-10 miles that are similar parks.

When purchasing using FHA, buying 100+ miles from your departing residence: do you need a certain amount of equity in that departing residence to be able to convert it to a rental and use the projected rental income to offset the mortgage debt if you already have documented landlord experience? 

A comp is same size, same BR, same BA, same multi-layout within 1 half mile of the property and sold or closed in the past 3 months or 6 if necessary.

These are located 4-6 miles away so it’s not far from where I am.Since these places are offering $700 for this extra stuff, would asking my landlord to lower the rent to $600-650 be unreasonable?
