I'm from Dallas, Texas and not familiar with Iowa.You might just have to have a sign or nationwide advertising to possible buyers and tell them how they might make money or to just installation sign that says "for sale" and/or owner financing availability or other creative financing that should increase the offers.

We have been renting the garage to a guy for storage and have $1250 in income for 2019, and have put about $30,000 into materials and labor for improvements.Does the $1250 in gross rents go on both line 1a of 1065 (Gross receipts or sales) and on line 2 (Gross Rents) of the 8825 report for our property?

I may be able to help with this.As for more genearl advice in the area, as @Bryan Hancock says make sure you learn the rules surrounding crowdfunding and in addition to that learn the rules surrounding the ability to advertise your fund.

It would seem that knowing the area and prices for labor and material for that area are part of the key to this and that investors that are working in areas they are not familiar with would have a problem using this strategy.
