Figured my first step would be educating myself properly. 

I don't get why people can do the simple thing like give proper notice (or change air filters).

In my opinion you should invest for cashflow first to ensure that you can service the debt and properly operate the property even through “tough times”.

I nudge the tenant buyer to use swbc and the inside guy who knows me and that I do honest, clean deals properly, thus have a better chance of bank financing exit.Good luck, and impressed you got this far!!!!
