I personally don't care much for luxury items so I live a modest life style.  

He was a luxury housing developer, and when I told him I was thinking about rentals, he was like "why would you ever do rentals. there's no money to be made there - you can't cash flow in the bay area".

Take a year and 1- listen to a BP Show per day, 2-cut your living expenses as much as you can believe it or not you can find $1,500/month by reducing rent & car & cutting luxury expanses and in a year you will have $18,000 - this will suck but it’s an investment!!

We live in a 'luxury househack' and have for 13 years. 

So for the single person, couple, or roommates a 2-bedroom is a luxury versus a 2-bedroom apartment that may have amenities, but has no yard or garage and doesn't feel like a test-run on buying a home.
