If you can , get out of the hell cat  depending on the loss, get a cheap beater, scale down expenses, see if you can get cheaper housing ( that might be where your at as I read bay area is expensive) .  

However, as a long-term buy and hold investor with a good job, good credit, and limited free time, I much prefer buying property when I am in good position to do so. 

There are some certain limits with the tax credit when you rent out the other half but it will still work great.

Or even go no debt on a core portion of the portfolio to remove any chance of default . 2c)  for syndications and crowdfunding, I limit myself to sponsors that have full real estate cycle experience, and did not lose money in the last downturn. 

Ofc the multiple lenders would have a smaller interest rate and a limited amount of funds.

Sometimes selling it, even for a loss, is your best play.

If a party is not notified, the statute df limitations does NOT begin until they get notice. 

Even if I have to take a loss it will be worth it to get rid of her.
