Depending on the exact location you get get$1600-$1800/mo for rent.The mortgage rates for this is now around 5% so your mortgage payment would be around $1100/mo then add about $300 for taxes, insurance, etc.

If you're looking to turn it into a rental I'd definitely crunch your numbers, you might be better served investing that money in other locations or avenues. 

End result was living in a much better house in a much better location for a net cost of less than my previous house plus it added another rental "unit" to my portfolio.
