I mean seriously, they'll bend you over.Don't just think property price is an indicator of C or D, literally go drive the neighborhoods your interested in, Friday night, party night, gets you a good feel for a neighborhood.If the neighborhood is having a party, that's a war zone.

it really depends on the circumstances.for instance if you just have one partner then a simple LLC agreement with you both as managing members works.. and then you take title int he name of the LLCif its your intent to get a large number of passive investors to fund these then you need to talk to securities attorney.. each state is different when it comes to these quasi partnerships.

Well, the only thing I agree with Joe about here is that those rules are pretty much for the lazy.The problem really is that new investors (and many old ones) didn't learn real estate, the simple economics of real estate, it all boils down to what makes real estate valuable or more valuable.Anyone can offer 60% of the value, you might get 1 out of a hundred offers, maybe none.

They also wanted us to pay their closing costs and cover a 1yr home warranty, which was supposed to tally at $4500.They were also very aggressive on wanting us to accept literally within an hour or two, as my agent didn't call us until later that evening, or the deal would be off.
