This is such a broad question, but the mistakes that lead to the worst outcome were poor tenant screening for my rentals and even air BNB's. 

We've worked on generating multiple lead sources that are now coming to fruition. 

This leads to the discussion of should you vs do you need to put it in the LLC and for that answer you won't get one here.

With the average lead time for bookings fluctuating between 30-60 days, keeping in this range kept everything about 75-85% booked.

There is more lead way going the conventional route. 

I got cold feet after the inspection revealed issues in the bottom unit including the 2 gas space heaters not functioning (going into winter), the flooring caving into a sinkhole in the kitchen without the ability to determine cause, and all the drains outside leading to the sewer were collapsed causing fear of flooding.

One usually wants to stay, one wants to sell.Basically, if you want to generate off-market leads from relationship-based acquisition, you have to be real clear on what you can bring to the table or else the first referral will be the only one.
