Advertising (or placement fees), legal fees, entity maintenance, office supplies, vacancies, evictions and the accompanying loss of rent during the eviction process (which could be a long time in California), court costs, utilities (if only during periods of vacancy and/or rehab), routine maintenance (when the builder's warranty expires and caused by the tenants and not covered by the builder's warranty), damage done by tenants (in excess of the security deposit), rental registration fees in some localities, inspection fees in some areas, capital expenses (not technically an operating expense), lawn care and landscaping, etc, etc, etc.
