We build and have less than 5 new builds in some markets that we build in and we always have options and joint partnerships for investors if we can't support the build. we are now expanding to new states like tampa florida for new construction multifamily build to rent and other markets and transitioning to a development fee model where we coordinate and structure the deals and builders represent us and we bring the entire deal together and strategy. if you need help please PM me I'd be happy to look

Yes we have 4-5 builders we already are vetting and general contractors that take it for a fee I'll send you a PM. most of the interest we have now is in joint ventures and equity players for a turn key business plan.

A few things crossed my mind as I read through this post of how you could work with your friend:  1) You could borrow funds and provide a return in the form of interest.  2) You could do a Joint Venture where you use their funds, you do the work and flip a property and split the proceeds.  3) You could do a JV where you use their funds, you do the work and possibly refinance and hold the property together.

So on the tax end, if you're worried about your husband's high income, you will want your accountant to do an analysis of whether you should file Married Filed Jointly or Married Filed Separately, but the location/type of LLC will not make a difference regarding your husband's income.

Do you need to do a partnership/Joint Venture with someone to get started, or do you need to try to find a seller finance deal or subject to deal ( a little more advanced but some people start that way I havent done one of those yet)Anyway you don't actually have to answer these questions here but try to come up with a pathway.
