Is your desire to finance 100% because it genuinely works and makes sense  or because you don't have patience and discipline to get a down payment.If you finance 100% and are in a position where you need to sell it sooner than later but have little equity, you will probably have to come up with cash to sell it off after all costs involved with selling.

If the mechanicals of the home (plumbing, electrical, roof, and HVAC) are all centralized to a single unit, I think your home inspector stands a much better chance of spotting an issue as opposed to a multi-unit with multiple independent systems that may or may not be accessible due to tenants.As for closing costs, try to push the closing date until you have the funds available?

IF you can not hit that goal sell and reinvest the equity in multiple properties by using 80% leverage 30 year mortgages.Do not invest in properties that you can not achieve rents at minimum 1% of property value.
