Good Afternoon All,I'm looking for recommendations on a Legal rep and also a Title company in the Mississippi (Gulf Coast), Florida (Pensacola), and Louisiana (New Orleans) area who are intimately familiar with creative financing, specifically Subject-To and Owner Financing (Seller Carry) real estate transactions.

If you're going to invest in any market you don't live in or know intimately you really need a local partner.

For those of us that have been doing this in Texas for a long time(25+ yrs for me), we have systems, contacts and intimate knowledge of our markets so absolutely ! 

I am getting 10 times more clicks per day and only paying an average of $1.05/click.I am not sure why or how this happens (maybe a PPC pro could comment), but I was pleasantly surprised that I was spending less per click as well as increasing my traffic!

@Heidi Thompson If you're intimate with the neighborhoods that's a huge advantage.

I did not have enough cash on me to cover it all if I could not get the loan closed in time.

Although you can see there are many people operating STR's in the area, it is technically illegal, and your income could be shut down at any point in time.

The only challenges encountered in this transaction came from the lender, but all was sorted out in time for closing, thankfully.

I would be (pleasantly) shocked if you could add get an ADU permitted on a nonconforming duplex.
