If your plan allows for in-service distributions, then you can do what you want to do which is a transfer (of at least some of the funds) while you are still working with the company that adopted the plan. 

There are institutions and individuals that may buy your “payments” upfront.

Plenty of institutional sellers sell properties as-is all the time and there is absolutely nothing wrong. 

My struggle has been finding these types of lenders  I was planning to partner with an institution who can lend on a rolling basis, as deals come up I can draw on their credit.Are there institutional lenders who are comfortable in financing an acquisition, where the property is used as collateral?

This virus is blown out of proportion non of this was necessary on top of it in 2008 we should of let the big financial institutions fail all they did was give that money to them selves as bonuses.

The confusion is a result of mistaking this letter with a pre approval letter from a credit based lending institution.

If you fail to act, you are also establishing a precedent that could be noticed, adopted and abused by other tenants.

Look into what IJ (Institute for Justice) and Cato Institute have published and championed about unconstitutional searches/warrant-less searches.  

If you're working with a banking institution, then they might be only offering you "portfolio products," meaning it's their own loan product and they determine all the details, guidelines, and requirements for their own loan program. 

And I have a couple of contacts on the institutional side in NNN (operators of REIT funds) who are dead stopped on the acquisition side and said they aren't doing QSR til they see how the market shakes out and thought I would be crazy to go forward on it.
