Both of these metrics are used to measure, or determine risk when financing commercial property or making a commercial mortgage loan.LTVThe loan-to-value ratio, or LTV, is a measure of the relationship between the loan amount and the value of the commercial real estate (collateral).Calculating the LTV helps commercial real estate lenders determine both the qualification of a borrower and the proposed terms of the debt being considered.LTV = Loan Amount / Appraised ValueBe sure to understand that the LTV will be calculated off of the appraised (market) value of the asset.

We buy, fix, flip and manage and leave no stone unturned when looking for deals.We negotiate hard, buy with cash and close quickly.Gotta buy cheap in order to make margin but still deliver a turnkey property to investor at fair market value.I've always believed in "making money when you buy and not when you sell".So it's important to buy cheap.A strategy that I always tell all of our buyers when investing is to always "underestimate income and overestimate expenses".If you think it won't happen to you, it will and you can't go wrong including a margin of safety when predicting expenses.I hope that helps 👍

This will remain the case until you reach a point where non recourse debt is available but it’s rare and generally only applicable to larger transactions where leverage is customarily lower and there remains carve outs for “bad boy acts”.I frequently see posters on here say “they can’t get a loan for properties owned by an LLC” but I suspect they incorrectly thought that they would not have to personal sign on as a guarantor.
