Can you help me out and point me in a direction for lending for beginners in this market?

So I’m looking at houses in the westchester and just outside of NYC area.

Even in the midwest which offer nice beginner markets where one can get in for under 100k on purchase, you will need 40k+ and the more the better.

Lease expire in 5 yrs but I don't see a renewal option offered to the MSO group.They bought this place 2 yrs ago.
