Ideally we're looking for around here but it seems that's not practical. 

I have watched too many training and RE investing videos and although wonderful, looking forward to the taking it to the next phase.

Watch videos on bathrooms and showers being built.

Actively investing out of state can work, but passive investing through syndication deals is ideal for out of state investors looking for better value in top markets.

What my question is how much do people look into the 50% rule and the 2% test as in the videos.

I made a video about this just the other day. https://youtu.be/iZ1OMKWfjFgIf your income isn't great, you'll want to do both in the same calendar year (or at least before you file taxes for the following year) because you'll file a Schedule E (rental income).

Then I go and watch more videos lol.

REI is all about taking risks, and since you only have enough capital to try out one strategy right now (perfectly normal for someone starting out - no, you're not behind the curve) then I would start with your safest bet that is going to make you more profitable in the long run, either with knowledge or cash flow... ideally both!
