Others will indeed be very spooked even if they managed to avoid getting directly hurt.Some of the areas that were really hot during the bubble, like LV and FL, may see low demand for quite a while, especially when compared to the overbuilding that occured.

Hot spec markets can also have a bubble and rents can go down which can cause you to be in a negative situation versus just moving to a cheaper rental from where you are now.Real estate investing always has some kind of risk/reward factor no matter the type of asset.

It's hard to see how anybody in SoCal and other hot markets can use hard money when flipping, with the market clearing at 80%+ of ARV to an endless supply of cash investors.Your 2-pay approach sounds riskier than I'd want to take on.

@Bojan Kovacevic Hope you got into the market a year ago as vancouver is hot and has risen once again.We also get in and out of property investments in short timeframes 5-7mnth for a complete Reno and 8-12 for a new build which is less risky than long term but coming form Sydney Australia I have seen what is happening in Vancouver all before and I can tell you that my soeculation is this is no bubble but in fact a city adjusting to the rest of the top cities and their house prices around the world.
