I love WV (not just because I live here), it's a great place for STR, in the right area.

I'm new to REI and considering purchasing a live-in BRRRR in the Denver area: ideally in the area West of Colorado and North of City Park. (1) Has anyone had success in the last couple years with this strategy and area?

Located near the University of Notre Dame, while I lived there for two years, I would short-term rent it for games and events and then stay at a family member's house.

i once heard on a podcast about this, that the guy even included 'how to know if your lightbulb blew out and how to replace it.' it's not common sense to many kids who lived at home up until then. this will reduce headaches for you. how to know if a toilet is clogged and how to unclog it, what to do when smoke detectors go off from cooking...

You also have to have the intention of living in it for 12 months. 

I own a property where I rent out the lower apartment while my wife and I live in the upstairs one.

I used to go to Beaver County ACRE back when I lived in Beaver County it was a pretty good group probably worth looking into.
