I found a lender who upfront wants to provide me a conventional loan and has no issue if I transfer the title to my LLC after closing.My goal is monthly cash flow so the conventional loan makes the most sense.

The in-laws make around $70k combined and have around $50,000-$100,000 in savings.As an alternative strategy, what if the home equity loan is used to finance a new house for the in-laws, as well as a handful of multifamilies in a place like Bakersfield, that produce more cash-flow than we would get from a triplex in LA?

Eric Newman Samuel Pawlitzki is correct... if you sell that land for say $60,000 to a buyer the title agency you use will settle your the liens on the property before the title can transfer as clean title.
