The more you do it the easier it will get, at some point people will just start bringing them to you because your name will be out there as someone who gets and closes deals but it doesn't happen overnight and it takes a lot of effort with very little reward at first.

@Edward KozicOne way to structure this is through a Joint Venture between you and the owner.He contributes the deed of the property while you contribute the renovation money and the marketing effort to sell it.

My example is a little bit hyperbolic and you're expectations are likely closer in line with your market that my delusional desires but only you can decide how realistic it is and how much time/effort/etc. you want to put into a strategy that might be considered a long-shot.

Did you run an analysis, deal rate, scored the effort it takes and ran it against the cost, plotted a graph, and in the same graph plotted the same analyses for DMM, cold calling, driving for dollars, SEO, Facebook marketing and PPC, and then when you scientifically analyzed it concluded that bandit signs was the best way?

While I applaud your efforts here, I think you'll find there a good reason most folks don't do this.... you might be able to find a market for it in very affluent markets, but that's about it.
