Hello,I'm seeking guidance for a house project in San Jose, located in a city conservation area with historic inventory.

Get this:He worked for the town of Chapel Hill and convinced people he had insider knowledge of development plans for future real estate deals - and would ask for money and get them to sign a NDA. 

I hear the terms like leverage, future growth opportunities here, diversification but not fully convinced.

I will be able to cash out my original down payment + 30k more if I wanted to but as im going through the process I was wondering in the future if I pursue investing full time how do you still get approved for mortgages?

(Ask me how I learned that one)With a note/mortgage you have zero liability and it's much easier to sell the note for cash, should you want to in the future, but you give up control/ownership.

I would get an inspection on every property even if its a shell . maybe there's something you don't see with foundation etc . few hundred for an inspection should just be a part of the expense of doing a project
