Assuming a health local market, rental income, appreciation and pay down will come down the road. 

Does this go with the territory or should I tell my renters to pound sand for anything beyond health/safety?

Yes, you can certainly be sued by a tenant because there is mold in your house that the tenant believes is affecting her health.

Check with your local health department and building department regarding what requirements there are regarding mold.
